Do you own a rental property with UP TO four units in Windsor's Ward 1 & 2? (Downtown/West End) As of May 31 2023 you'll be required to apply for and obtain a Windsor rental license by the City.

The City of Windsor is launching a new Windsor Rental License Pilot Study aimed at improving safety in existing rental housing stock and enhancing proactive property standards enforcement efforts.

The two-year pilot study follows the regulatory framework approved by City Council back in April and begins with the proclamation of By-law #14-2023 on February 13, 2023.

Under the new by-law, owners of rental property in wards 1 and 2 that contain four or fewer units are now required to secure a residential rental license for each rented unit.

To secure a licence, property owners will need to take the following steps:

• Complete a licence application form
• Confirm ownership and show proper insurance
• Provide a local contact for the unit
• Show that the unit meets legislated requirements, including Building Code, Fire Code, and Electrical Safety Standards

Licence applications will be due by May 31, 2023.

By-law Enforcement staff will focus on education and outreach prior to the application deadline and officers will then shift their activities to enforcement efforts focused on unlicensed properties starting June 1, 2023.

If you own a rental property in Wards 1 & 2 and currently do not reside in Windsor, Northern Inspections offer a PROPERTY STANDARDS & SAFETY REPORT for your property. This pre-inspection report is a verbatim version of the city enforcement Windsor Rental License inspection which includes;

-all application questionnaire answers

-recommendations for repairs or replacement of items found not in compliance

-photos of the complete exterior (all sides, parking and yard)

-photos of the complete interior (every room from multiple angles)
